Meeting Minutes from Aug. 13 were read and approved

AGENDA ITEM 1 – Updates and Additional Items

TERRY & STEVE, NOTES:

Barb, whose property backs the Jeffco trail project gave an update. She requested the dead tree in the easement west of her home be removed. She requested that the fence between those properties and the trail be given repair attention. She would also like to see a “No Trespassing" sign on the fence line between us and the new trail on the south of the property. ACTION: We agreed to do those things.
STEVE, ACTION: I’m proposing and preparing a notice to have a volunteer task force to keep the stream clear, accessible, and improve the aesthetics while still keeping it wild.
Ed proposed looking into purchasing our own brush hog to keep the stream clear, and for any other areas. This may require building a shed for storing the equipment.
Related to that we discussed a shed to keep HOA tools and supplies. Both subjects were met with positive responses. First priority is to get entrances upgraded in the very near future.

AGENDA ITEM 2 - Neighborhood Entrances

Steve: Has 2 quotes. Side note: Someone brought up the option of mulch versus rocks.
Victoria (via email): Contacted one company for drawings and a quote. As discussed previously, we’re looking at a simple makeover that would include better-looking and varied rocks and installing a better border with the goal being that the area wouldn’t need much maintenance over the next five years.
ACTION: Compare options and present them at the next meeting.

AGENDA ITEM 4 - Aug. 23 Neighborhood Picnic Debrief

Victoria (via email) A special thanks to Terese, John, Cory, and Terry!

Set-Up: Request for one more person to help w. the canopy and tents (2 people set up the canopy this year; 4 people total for tents, tables, chairs, etc)
Day of: 70+ adults / 15+ kids
Game area and competitions: People enjoyed both esp adults with corn hold and disc golf. One person said their kids were excited about the competitions.
Phil: Kids loved the snowcones.
Actuals: 2025 $1820.21: An increase over the 2024 total of ~$1200 due to the F&B order which can be tightened up so that the total is closer to $1700. REQUEST: Increase the 2026 budget to $2K.
